Parmigiani-Fleurier launched its first US boutique in Miami’s soon to be luxury shopping capital, the Design District. Along with celebrating the grand opening last week, they also presented their latest masterpiece, which took two years to perfect, the Tonda 1950 Tourbillon.  The store now joins other neighboring luxury watch boutiques in Wynwood such as Piaget, IWC Schaffhausen, Panerei, and Tourbillon.

Brickell Tower Sells For Nine Figures

According to The Miami Herald, not only is this a massive transaction in its own right, but it comes out to more than triple the amount last paid when the tower was sold in 2004.

It was bought by RREEF Property Trust, an arm of Deutsche Bank, one of the world’s largest banks. The Different Types of Mortgages AvailableWhen financing a house, it is always a good idea to know the different types of mortgages that are available to you.  Below is a handy guide to the different types of mortgages that are accessible to all homeowners.

One year adjustable rate mortgages – This type of mortgage loan is a loan in which the interest rate changes based on a specific schedule after a fixed period at the beginning of the loan.

Fixed rate mortgages – When the interest rate remains the same throughout the entire life of the loan, then the homeowner has opted for a fixed rate mortgage.  A more popular mortgage loan option, this particular loan comes in terms of 10, 15, or 30, years.

2-step mortgages – A 2-step mortgage is an adjustable rate mortgage, however, this loan will have the same interest rate for a portion of the mortgage, and then a different rate for the reminder of the mortgage.

10/1 adjustable rate mortgages – For this type of loan the initial interest rate is fixed for the first 10 years of the loan, after, the rate then adjusts each year for the reminder of the loan.  The shelf life of this loan is 30 years.

5/5 and 5/1 adjustable rate mortgages – The monthly payment and interest rate of these types of mortgages does not change for 5 years.  At the beginning of the 6th year is when the interest rate is adjusted for every 5 years that the homeowner has the mortgage.

3/3 and 3/1 adjustable rate mortgages – The interest rate for these particular loans, remain the same for 3 years.  At the start of the 4th year, that is when the interest rate will be adjusted every 3 years.

5/25 mortgages – Also known as the “30 due in 5” mortgage loan, this particular type of mortgage has a monthly payment and interest rate that does not change for 5 years.  When the 6th year starts, the interest rate is adjusted according to the current interest rates.

Balloon Mortgages – Working a lot like a fixed-rate mortgage, the monthly payments are lower because of the large balloon payment due at the end of the loan, and the interest rates are mainly being paid monthly.

Why a Home Inspection is a Must Have

When buying a house it is important to have an inspection done before you actually purchase the home.  A home inspection can be one of the most important assets a home buyer has, as it can ensure that the buyer is getting the best price possible as well as ensuring there are no surprises concerning the house at a later date.  Furthermore, a home inspection can be used as a clause with your purchase offer, stating that any significant defects that maybe revealed by the home inspection, can allow you to back out of your offer, within a certain timeframe, penalty free, so as you can see a home inspection can be a pretty powerful tool.

While professional home inspectors may vary in experience, ability, and thoroughness, there are standards to what a home inspection is supposed to include.  Things like whether each problem is a safety issue, major defect, or minor defect, which items need replacement and which should be repaired or serviced, items that are suitable for now but that should be monitored closely, and any regular routine maintenance that should be performed, are all standard fair for a comprehensive inspection.

While home inspections can be a long, tedious process (on average a home inspection can last between 2 – 5 hours), a good rule of thumb for any home buyer or home seller that does decide to have a home inspection done, would be to ensure that they or someone who can make important decisions dealing with the home, is present, as it would not only be a valuable educational opportunity, it will also allow the current homeowner or the previous homeowner to hear first-hand any issues that the home may have.
